What can I expect with a renovation project?
There's going to be some inconvenience. There's going to be project team members coming in and out of your home with different tradesmen and craftsmen involved in the project. We realize that there's going to be some disruption for your family from your normal routine, but we take every step to ensure any disruptions are kept to a minimum.
Open and frequent communication during the project is paramount, and Napier Signature Renovations believes it makes a tremendous difference for our clients' peace of mind.

We pay a lot of attention to the needs and wants of our customers and clients. We meet with our clients regularly to keep them abreast of the schedules and financial aspects of their projects. We meet with them any time to discuss changes they may want to make and to discuss any issues that may arise during the actual renovating or remodeling.
Which type of renovations result in the greatest returns on the investment?
You can over-remodel and over-renovate so it's important to know the value within your neighborhood with additions and such. You need to be careful not to spend more money than you'll ever get out of it.
Kitchens, bathrooms and especially master suites are key areas people look for in helping to see the biggest return on their investment. We've been fortunate enough to participate in the Home Building Association of Richmond's Parade of Homes, and we've won many awards for our kitchen and bathroom designs.
We've done many unique things such as wine cellars and many energy enhancements that can really improve the comfort of the home as well as lower utility costs.

This annual feature is regularly referenced by Consumer Reports' magazine. Please keep in mind that figures provided on Remodeling magazine's Web site are estimated based on very tightly defined specs. Actual project estimates could be higher or lower depending on the homeowner's preferences and selection.
How does Napier Signature Renovations work with design partners?
The key is communication. It's the planning while it's still on paper. We work with sub-contractors, interior designers and architects if necessary, making sure we cover everything on paper in the planning process before we even go to a contract.
How do you ensure high levels of quality and craftsmanship?
We have a team of sub-contractors that share our commitment to quality, integrity and customer service. We've worked with many for more than 20 years. They understand what we're looking for as far as the details and quality control. It's a strong relationship that has worked well over the years and ensures high levels of satisfaction for our clients.
What type of warranty do you offer?
We offer a one-year warranty on all labor. In addition, many of our vendors offer extended warranties (beyond the one-year warranty) on the materials and products we used in your renovation project. For example, the roofing materials on your renovation may have a 50-year warranty, and your new stove may have a 10-year limited warranty. Napier Signature Renovations stands behind our work with a commitment to quality craftsmanship that lasts.

How long have you been in business?
We've been in business since 1989, but the family real estate business, Napier Realtors ERA, dates back to 1958 when Rich's father, Oscar, started the company.
How long will my project take?
The length of time to complete a project depends on the extent of the project as well as the work to be done. Knowing ahead of time what you want helps improve speed of project completion.
We work with each client to develop a project timeline that works for his or her individual situation. We are careful to balance speed and quality craftsman, so one doesn't get sacrificed for the other. Both are important, but ultimately, we want your project to exceed your dreams and expectations.

How much will it cost?
If you've got a space such as a basement or a third floor that is easily accessible, they typically are less expensive than other addition work. Upgrading a kitchen can be done in lots of different ways from replacing countertops and appliances to changing things from the floor to the ceiling. This goes for bathrooms also. There are ways to improve the home without spending a lot of money.

Although there are some commodity items such as copper and cement that fluctuate, we are seeing some of the lowest prices on some materials that we've seen in years. A big advantage to doing a project now is taking advantage of low costs on some material and some labor.
